Plans you need to submit for building regulation approval
The plans you need to submit depends on the type of work you're applying to get approval for.
Can I draw my own plans?
You can draw your own plans if you know about the current building regulations and you are a good draftsman.
Otherwise, it is advisable to get an Architect or Chartered Building Surveyor to draw them for you. Chartered Structural Engineers can produce calculations for you.
If you need someone to draw plans for you, you can use one of our building control partners.
New domestic or commercial work
You'll need to provide the following with your application:
- 1 electronic or 2 paper copies of drawings for the proposed work showing full details of construction and materials to be used, drawn at a scale of 1:50 and not less than 1:100. Drawings should include plans, sections and elevations of the work as existing and as proposed.
- A site location plan to a scale of not less than 1:1250 indicating site boundaries.
We'll then check the application to ensure it complies with relevant legislation. You'll need to pay a further fee to cover our inspections when the work starts.
Domestic work on minor internal alterations
You'll need to provide a site location plan to a scale of not less than 1:1250.
Work completed or started without prior approval
If you've already carried out work without approval, you'll need to submit a regularisation application to prove you've complied with the regulations at the time of the work.
