Landlord Accreditation Scheme

The Landlord Accreditation Scheme is a free and voluntary scheme for landlords privately renting. It allows landlords to demonstrate good property and management standards.

The scheme operates across the borough of Rochdale and has attracted over 300 landlords with over 350 properties.

How to join the Landlord Accreditation Scheme

To join the Landlord Accreditation Scheme you'll need to:

  1. Complete the Landlord Accreditation Scheme application form.
  2. Adhere to the Code of Standards (1.43MB pdf).
  3. Send us a copy of the following documents for each property: current and valid gas safety certificate, tenancy agreement, valid electrical inspection certificate and energy performance certificate.
  4. We'll contact you to arrange an inspection of the property within 14 working days.
  5. You'll then either get a certificate of accreditation or a list of works stating what works are required to bring the property up to the required standard.

Benefits for landlords

Landlords who join the Landlord Accreditation Scheme get:

  • Online advertising of accredited properties, training, advice and support for FREE - for example training on property tax, Housing Benefit, resolving antisocial behaviour and other tenancy issues
  • Tenancy referencing for FREE - this only refers to people that have formerly been tenants of Rochdale Boroughwide Housing
  • Discretionary small works grant to help bring the required work to standards - we'll discuss this with you after we inspect your property
  • An accredited landlord badge in their property, together with a certificate of membership and on correspondence as a hallmark to indicate good practice
  • A checklist for renting - gives more detailed information on each stage of the renting process including tenancy deposits and the assured shorthold tenancy agreement
  • Access to the Rochdale Bond Board Scheme - help with deposits and bonds for tenants
  • Comprehensive list of landlord rights and responsibilities

Benefits for tenants

If you rent from an accredited landlord, you'll benefit from a property and tenancy agreement that meets the following standards

  • You'll receive a written copy of your tenancy agreement which is clearly eligible
  • Your tenancy agreement should include the level of rent due, dates when rent is due, methods of payment, your landlords name and address, information about antisocial behaviour and whether you're responsible for paying water rates, utility bills and council tax
  • You'll receive a Right to Rent pack and receipts for any rent, deposits or service charge payments
  • You should have been issued with a written procedure, which includes target response times, for carrying out repairs and maintenance at your property
  • All gas and electrical appliances, supply and installations certified as safe by an approved contractor in accordance with the current regulations
  • Any furniture supplied by your landlord will meet the current fire safety regulations
  • Your landlord should carry out a regular inspection of your property

Aims of the Landlord Accreditation Scheme

The Landlord Accreditation Scheme aims to:

  • Reduce the numbers of empty, unused properties in the borough of Rochdale
  • Reduce crime, antisocial behaviour and harassment
  • Improve the image of the borough
  • Provide good quality private rented housing for tenants
  • Assist landlords by improving their access to information and resources
